Four districts. One conversation.

The plan reads as four districts knitted by a single street network. Each parcel is a hex — a six-sided neighbour to six others — so every site has six conversations to honour. Pins on the model mark the work currently in flight.

Riverline Library.

A civic library on parcel P-001 — eight stacked floors of mass timber, brass-shingle skin, a reading garden on the roof. The first commission of the new master plan and the spine the rest of the district hangs from.

    Feasibility

    Site analysis, programmatic study, three concept directions — delivered in one week from receipt of brief.

    A site walk with photographic record, a massing study in three options, a code & planning audit against the local design framework, and a one-page summary report concluded with a written recommendation. Suitable for clients who hold the parcel but not yet the brief.

  2. ii.

    Schematic RECOMMENDED

    Concept through permit-ready drawings, with renderings, structural strategy, and a cost estimate within ten percent of construction.

    Concept and design development, material and structural strategy, four hero renderings issued at the close of design development, a permit-ready drawing set in conformance with planning, and a cost estimate at ±10 percent. Six months from kick-off; engineering consultants engaged in our name.

  3. iii.

    Master-plan

    A full district master-plan — transit, public realm, design code, stakeholder consultation, and a five-year delivery roadmap.

    Site-wide urban analysis, phasing and delivery plan, public realm design code, stakeholder consultation through six rounds with the local authority, and a five-year delivery roadmap concluded with a presentation to the planning committee. Fee proposed against scope; one to three years.
